Body Corporate Committees. We work alongside your separately appointed Body Corporate Manager, taking on the operational side so the Committee can focus on decisions rather than day to day management.
Apartment Owners. Whether you own one apartment or several, we look after the common property that protects the value of your investment and the quality of daily life for residents.

What sets Cadogan apart
Independent and privately owned. Cadogan has no ties to real estate agencies, developers, or valuation firms. Our advice to your Committee is not influenced by anyone else’s commercial interests.
Senior led team. Every building we look after has a Senior Building Manager overseeing the contract. You are not handed to a junior after the pitch.
Live in and non live in models. We deliver both models on equal footing. The right choice depends on your building, not on our preference.
Proactive, not reactive. We spend time understanding your building’s plant, its recurring issues, and its priorities, then plan around them. Emergencies still happen, but they happen less often.
Our approach
Every building is different, so we do not run a template service. We spend time early on understanding how your building actually operates, what the Committee’s priorities are, and where the recurring headaches sit. Then we build a plan around that.
Our preference is to catch issues at the planned maintenance stage, and to communicate clearly with the Committee and residents so decisions get made with the right information. We work alongside your Body Corporate Manager, contractors, insurers, and residents. Everyone in the picture.

Most building management problems are not surprises. They are things that could have been caught earlier if someone had been watching the right details. Our preference is to catch them early, keep the Committee well informed, and spend money where it prevents the next problem rather than reacting to the last one.

What changes when Cadogan takes over?
- A walkthrough plan, not a task list. In the first month we walk the building with the Committee, document what actually needs attention, and give you a rolling maintenance plan you can point to at every AGM.
- Committee updates that make sense. Updates written for reading, not filing. Committee members should be able to skim and know what has happened and what needs a decision.
- Contractor invoices that are actually checked. Every invoice reviewed against the scope and the quote before it goes to the Body Corporate Manager for payment. Small savings compound.
- Fewer 2am phone calls. A slower, unglamorous kind of maintenance is the reason. Catching leaks at the fitting stage, replacing tired seals, keeping plant rooms tidy, all before things fail.
- A clear escalation path for residents. Residents get one number, one email, and a portal to log issues, and they get a response the same working day.
